The Ralls County Storage Facility came from many cold calls to the owner inquiring about purchasing. It was always "no I'm not interested" until we caught him while on vacation at a time he was fed up with the management. We sent him a contract almost instantly and got it locked up. Another investor called us a couple days after the seller signed the contract and said he had been calling this facility for years trying to buy it. Sometimes your timing works out!
